right need some help and advice
we are looking at private renting a house very soon, been looking for a while just to get idea on the price etc.
what i would like advice on is what to do when going to see the property, and then the price etc can this be bargined down at all??
also advice on things to look out for would be great
cheers
If its been on the market a while its worth while asking if price is set in stone. If its new onto market I would imagine answer will be no.
hoping to rent place, once I have sold mine. They market is pretty quick moving at the moment. good luck

yer noticed its chaning daily,
is it renter beware type thing ie if you move in then find faults ie driping taps etc then you gotta fix them yourself etc
i wouldnt have thought so. thats why im going to rent dont have to worry if anything goes wrong just phone landlord and say this is broken please fix it.

No, anything like that is down to the landlord to sort out. Unless you have a landlord that will pay you to do work on their house like mine does :-)

So how much damage have you done so far to get out of paying rent? :smt005

At this point in the economic crisis, its a landlords market. There are loads of houses/flats out there and lots of renters, so they can name thier price sadly, so getting them, to move on price i would think would be difficult, but not impossible.
We rent privatly, and to be hoenst saw some right cr*p holes before we were very lucky with the house we have. It was the same price as most of the flats we saw.
We rent via an agency, and this is as we found, the best way. We get an offical contract, the all important Deposit protection scheme, and a person to go to if it all goes pearshaped. All the maintaince is provided by the landlord, who seems to be a good guy.
He did drop the price by ?50pcm before we moved in.
Remember, the second you move in before you do anything, take the meter reads for gas, electricity and if applicable water.
Oh, and you will need, if going through an agent, around ?1900 for deposit, fees and 1st months rent!
Edit: Just noticed that you are in Bromley. I can Highly recomend KFH in Beckenham and if she is still there, Sherene. Stay away from Curtis haynes , they may have a huge choice, but as agents, they are ****e, rude, and non professional.

+1 on the renting through an agency. I know there is more paperwork but we have protection if things go wrong etc. Also.....on the price, one way you can get them down is by offering long term contracts. A lot will prefer a guranteed price for a longer period at a lower rate than risking it. Especially with property prices due to decrease.
We rent through an agency. Was really simple and if anything goes wrong they fix within 24 hours. It is very competitive though. Our house we saw at 6pm and were outside the office next day at 8.30 with paperwork in hand or we would have lost it as were 6 peeps seeing it that night.

Always try and negotiate - I got ?70 per month off of my rent. Costs nothing to ask!
Be sure to prepare a schedule of condition with photos and send a copy to the agency. So if at the end of the lease the landlord tries to sting you for a new carpet you can say 'it was marked already'.
cheers all some very good information there
we will be looking for a long contract, and not looking to stay in bromley so we are open to where to go, only problem is i need to travel back into london,
