Two years ago this week we were luck enough to purchase our first house,

it was a mortgage re possession and in need of serious work, we set about getting it sorted and are so very proud to say within two years it is finished..

I hope the pictures speak for themselves.

ps. sorry they are linked to face book it was easier than re hosting them all

The second time we looked around..

http://www.facebook.com/album.php?aid=4778&l=07efb&id=549393889

Doing the major works in 10 days flat 16 hour days (strip out, new heating bathroom water provision, most of the new kitchen etc etc)

http://www.facebook.com/album.php?aid=4783&l=b59fd&id=549393889

http://www.facebook.com/album.php?aid=27455&l=6e9ca&id=549393889

We are now sad that it is time for us to move on, but thats life... this has been a difficult, painfull and stressful learning experiance.. and the worst of it is .....I have loved most of it .. the end result is well worth the pain..

Kitten has been a star and put up with so much dust and mess and ****e...and learnt so much and been so helpful..i couldnt have asked for more..

So heres to the next one....:rave:

Well done on the re-vamp/re-development of the "old" house and good luck with the new one. I'm still waiting to transform mine so if your passing by Hertfordshire stop by for a few weeks:cool:

Looks nice.

Sounds like our list, except a little shorter:

Rip kitchen out - done
Remove plaster off all internal walls - more or less done
Remove all internal walls upstairs - done
Rip out bathroom & tiles - part done
Rip out fireplace - done
Replace all windows and doors - due next week
New Kitchen - due mid August
Plaster whole house - due from end of next week
New internal walls upstairs
Fit staircase to loft
Full rewire - part done
Move gas meter outside - done
Remove floorboards upstairs to insulate - done
Chipboard flooring upstairs - due this weekend
Fit underfloor heating - part done, due to finish this week
New stone fire surround and wood burner stove
Fit gas boiler - done
Remove old water tanks - done
New flooring throughout
Decorate throughout
Tile bathroom and kitchen
Fit stone flooring downstairs

Once that is all done, I can then think about doing something with the area round the garage, so I can make another parking space and grow veg/keep chickens, etc.

We got the house in Mid May, and hope to be in towards early Sept all being well, with just a few small jobs to finish. Some stuff is being done by tradesmen, and the rest is being done by us, with a little help from family where extra hands are needed. It's hard work when we both work full time and I've been having to try to deal with preparations to let my old house out!

Trouble is, by the time you finish, it is time to start again.

I have lived in my house for 23 years, it is now on its second new kitchen

Word of warning, Don't let bodging brother help refloor the room above

Or you may have to learn to plaster upside down

You say you're moving on? Have you managed to sell it in the current climate or are you planning on renting it out?

we were planning to sell and its gone on the market this week, the leeds market is still bubbling away with more sold signs appearing everyday, the price reflects the climate which is a shame, but its all relative at the end of the day,

prices may have droped %15 in leeds for example but in suffolk they may have dropped %20 as such we sort of get a %5 upgrade included in the move...

If it doesnt look promising we may have to seek alternate arrangments.

Good luck then, I had my house on the market in Normanton (handy commute out of Leeds) for 6 months with very little interest. Nothing round there is selling at all, even nicely presented houses below £100k. Between April and mid June, I only had 2 viewings!

our glimmer of hope is that its an excellent house with fantastic links to the ring road and M ways, beautifully presented that should suit second time buyers or ftb with a deposit (rare) and the house 2 doors up, not as nice as ours sold 4 weeks ago for a little (i mean little) bit less than ours is advertised at.

fingers crossed...

Really  3 of the developers I work with have between them 280 properties empty in the centre of leeds that they cant shift for silly cheap prices.

Ever thought of becoming a landlord? its the way forwards at the moment.....

Cant see the pics at work.

yes ahd thought of becoming a land lord, but we need to release the capital (some off) in this one in order to afford the new place.

its on the cards if things dont go according to plan...

Landlord is a struggle for a month or two, as you havnt released funds for the new purchase, but rewarding down the line and helps massively alongside a pension.

just enquired

we would need at least 20% deposit and would need to release 10% of the value giving a 90% LTV which you cannot get at this moment on a BTL.

However not sure if i Could remortgage to let as I am not actually buying another dwelling.. I will consult a human not just the interweb..

My mortgage co don't care I am going to let the house rather than reside there, or not until I come to the end of my fixed rate anyway. Might help.
