For those that rent houses would you prefer it furninshed or unfurnished so you can make your own mark.
I mean bedroom furniture and sofas, washing machine etc and beds.
I am hopefully be renting mine out by the 3rd quarter of the year if my plans are good and wondered if I should start getting rid of my furniture etc.
I can't take them where I am hopefully going.
fully furnished. but you have to remember that you will have to replace them at some point and tenants dont look after someone elses stuff like they would their own.
unfurnished. no need to worry about anything apart from decorations and fittings.
simples.

see where you are coming from but the stuff I have I don't really care about. If they get trashed then I wont know as I dont plan on being near to inspect the house etc. I would employ a local mate to pop in twice a year for inspection and do any work.
I plan just to keep the house as an income as my mortgage is lowish.
but if they brake it they will want it replaced, as you rented it out as fully furnished.
also the kind of people you will be attracting 'fully furnished' are drifters.

aww get ya .... mmm you just made my mind up, I will be in no position to replace.
Furniture give away very soon then (I hope) lol ..... my king size bed is awesome someone will have a good pressy.
As a landlord and Estate agent ...... always unfurnished !!
The rent is the same ...
Tenants tend to stay longer unfurnished, and look after the place better ...

As a renter, I prefer unfurnished, I've spent years building up my furniture/white goods and don't want to have to sell it or put it in storage!
Remember that if you provide white goods you'll also have to pay out to have them checked by a registered electrician every year as well!
(btw, can I take first dibs on your king size bed? cheeky I know but I need a new one lol!)
if i had the time i would come down with a van and empty it for you. i need a lot of new things including a settee.

If I was landlord, then i would provide nothing its a ball ache to provide stuff in a house if it break then you replace it.
At the moment I rent with everything in the house this one even has a a TV but that suits me casue I move a lot I don't want to be moving large objects about.

Unfurnished. You will always have tenants who won't want certain items left in the flat, you then have to deal with removal and storage of said item.

Furnished is better as i am only 18 and i don't really have any furniture so it helped a lot. If the tenants are older then they'll have furniture.
it depends on renter really. Young people starting out may not have furniture. We prefer unfurnished but with white goods included as we dont have our own.

Burn out the interior completely and make it look like a Student Hovel from "The Young Ones" ........... it`ll cut out the middleman and save you heartache in years to come ;)

Definitely UN furnished i rent and i always look for unfurnished

We've just rented out our 2 flats/apartments, pretty quickly and went semi furnished.
That is to say white goods, and blinds throughout. Having rented a couple of times, not having to mess about with curtains etc...and having the white goods there is a Godsend, then lets the rest of the place be done to your personal liking.
Also, it opens you up to the whole market, serial renters with there own stuff won't want furnished, new to the game can personalise etc...

Unfurnished as it is less hassle for you, aren't you a police officer? Im sure if you meet them dressed in full uniform before renting it out you will have zero problems!

unfurnished. I let out a flat and had a lot of furniture in there. im sure you have to meet some specific fire proof regulations for furniture. Ill dig out the details and PM you

Its a long shot and knowing my luck wont happen but I wont be a BPer or Madlander :)
Thanks Blueto - think if it comes to it I will get rid of furniture ..... seems less hassle all round.

Nice, i'm a drifter and have been for the last 10yrs or so then.
I choose to rent and i choose to rent fully furnished. Why? Well as you said if stuff breaks its not my problem and i have a landlord who i call for that to be fixed/replaced.
Also when i do move i dont want to have to be lugging tons of furniture about with me that will in all likelihood not fit into the next place i move to.
So no, not all us renters of furnished places are drifters out to treat other people stuff without respect thanks.

Can't say as I have no personal experience of either, just professional experience of cases which have gone very badly wrong.
Landlords - you must ensure you serve your section 21 notice asap, preferably at the start of the tenancy. And if you have to take action during the tenancy, FFS don't forget your secion 8 notice!!! Tenants - exploit weaknesses in landlord section 21 notices for all you can - if they get the date wrong (easy to do) then you can string it out for another 2 months:D

Family friend rented out their house whilst working away. Finally got back and got procession of the house to find stuff missing and all sorts of other issues regarding unpaid rent.
Turns out missing stuff had been siezed by bailiffs. The house had a big red alert on every finance register etc. Council going after the owner for the unpaid rates etc.
Renting when it goes wrong can be a nightmare. Yet other friend is renting out his house across the road from me whilst he is overseas for 5 years. He had my name put on the lease to give me access as his agent etc. The couple renting that are a delight. Pay and respect the place.
Depends what situation the tennant is in. I wanted unfurnished as i've got all my own stuff from my old house. But I suppose you'll get more rent from a furnished house.

Well, we do have blokes here :smt054, some quite catchable and as well:-
....our economy seems to motoring along quite well compared with most Western nations thanks to digging stuff out of the ground and selling it to China and Japan and exchange rate persistently improving against $ and pound so if your salary package is not too much less than in UK, a tryout here could be a good thing. You'd be most welcome.
