Hi Ive got a little project I want to start but need some advice was just wondering if we have any builders or DIY experts on here ?
depends on what you mean by DIY expert?
Basically want i want to do is this, my neighbour built a garage right up to and slightly over our border line so i have decided to build a garage myself, all i need is roof, garage doors and a rear door/window with a bit of brickwork thrown in. What i need to know is do i need planning permission for a garage approx 8ft by 17 ft single story
yes you will need pp your next door neigbour should not have croosed your boundry line, if you plan on joining your garage to his make sure the wall is strong enough to support 2 garages,
im not a builder, or a DIY expert, more of a DIY intermediate

if its a brick built garage i,e not a prefab and its attacheted to your house you need planning permission mate, shouldnt be a problem getting it, you need to check weither your neighbours garage is single or double bricked as if its single you may need to put a wall up on your side in either brick or block to support the extra weight. Im not a builder myself but we built out own extension/garage and my brothers ourselves with the help of some others certain tradesmen. If you need any advice i could possibly get you the number of my dads friend who is a retired archetect think hs still does plans for people im sure he wouldnt mind having a chat with you about it and may even do you the drawings.

You will almost certainly need PP as the garage is so close to your boundary. However there are all sorts of caveats to this, so I would recommend calling the planning office. They are very helpful with this kind of query in my experience (several projects that needed planning).
You might talk to your neighbour first and find out if he had planning. If he did not, then you might be dropping him in the poo! So in the interests of harmony, it might be worth approaching them.
Finally, as it is a 'new building' you may need to get building control involved. Not sure what the rules are on when you need them - we certainly did for our garage, but that is a monster! :D

Because this is technically not a detached garage, i.e. it is attached to your neighbours, you will need Building Regulations Approval (via Building Control). Most Councils will have an online application form for download. There will also be a charge payable. This varies from Council to Council but is likely to be in the region of £150.00. (Building Control is a self financing service not supported by taxes etc which is why it is more like the fee you would pay for private services).
Despite what your neighbour has done you may still be subject to the Party Wall Act and accordingly may need to give your neighbour prior notice of your intention. I'm no expert on this bit but can send you a guidance document on it if you PM your contact details.

Well what happened? I'd be really annoyed had my neighbour built over my boundary! I think that after a certain amount of years it becomes solid and you can't change it back so you might miff whoever buys your house next.
I can't wait to be able to have a garage.
