Does anyone have any idea if its cost effective to install a driveway...?

The previous owners of our house ruined the front garden by carting off a load of soil to make a "drive" although no drop kerb was installed.

I have now got permission to put a propper drive in, and as such propose the following plan

Its gonna cost me about £1600 when completed to drop the kerb and black top the driveway, but im wondering if it will be worth it?

I have approx 345m3 of top soil at work I could pinch 5m3 off to fill it all back in?

who reckons it will at least break even on the increase in value to my house?

I heard about 5 years ago that off road parking adds about 5k instantly, but find that hard to belive?

Any one?

If you live in central london it may make a difference but I cant imagine it would be massive in leeds. I should imagine you would break even though, and the peace of mind of not having your car on the road where scrotes can scratch it must make it worthwhile aswell.

I would defo do it.

how much do you want to park in your drive??

if your streets really busy as well, and someone parks on the roadside and blocks you in, how much hassle is that going to be, the police wont rush to an obstruction on a private residence...........................

For £1600 I would have it done, I would not even consider looking at a house with no drive / off street parking when I decide to move.

Well worth doing. It opens up your house's market to people with caravans for instance.
It makes insurance cheaper (allegedly) by parking off road, and if the kerb is dropped then no-one is allowed to park in front of your house either.

Ask a local estate agent for opinions - they're the ones that would be likely to have the most local knowledge.

im always looking in property magazines. I would not consider buying unless there was offstreet parking. my flat at the moment has allocated parking but its behind the flats so I just park on main street. next place will have a driveway and a garage. poor raptor is having to suffer all the bad weather with just a thin cover to protect.

instead of tarmac why not use that sort of mesh that you can get in plastic or concrete then the grass or a tyme lawn will grow through making the garden appear to be complete and not just a car park

Says she who now has a garage:p Out looking today and it seems offstreet parking at least £5k extra and £15k for a garage and drive

Go for it !.. I have just had ours done...also when you have an official drop kerb done no one can park infront of your drive so you are always sure to get that parking space as well ...it will be a good selling point if you decide to sell in the future.

Sod the value thing - do it for your sanity. Parking is one of those freaky things that gets people so wound up, park in your neighbour's *spot* (even though they don't actually own the road) outside their house and people get grumpy quickly. For £1600, I'd say it's worth it even if you don't re-coup the money in resale, besides £1600 is the sort of value that's likely to fluctuate on a monthly basis if house prices crash / rise as normal anyway.

Personally, and we've been looking for a year or so now, off street parking for at least one and a half cars (ie. car + bike) is a total necessity, don't know what it's worth as such, but we ain't even looking at houses without it.

Well i got a quote for £1000 + vat plus the extra bits i was going to do, roughly £1600 but i had someone come around tonight and quote me £2500 for the lot...

So guess ill get th eother chap back and make sure he has his sums right...

I will be doiong some of the work and the worst case is ill get them to but the drop kerb in then ill do the rest myself.!

That seems like someone is making a lot of money out of this, it can only be 2 days work. Hire some Polish guys instead!

I thought the local authority had to install drop kerbs? I was suprised at how cheap it was, I have heard prices of £300 per kerb replacement from some LA's

Is your qoute from a LA or just a builder.

LA's dont do it here any more....

Its a quote from a builder or driveway ppl rather.... £2.5k is too much, ill do it myself if needed ad use slabs or gravel or something simmillar. thats for the whole job and there is some retaining of the garden to do aswell...!

I moved in September this year and the road i`ve moved into is a small cul-de-sac, the road is extremely narrow the houses having been built in 1893. Cos of the problem with parking i wouldn`t even have considered buying my house if it hadn`t have had a driveway. The lady i bought the house from paid the council £53 to have markings put across the driveway to prevent people parking across it and i`ve never had any problems. There were 2 houses for sale in the road when I first looked... the one without a driveway tho not as nice a house was also £12,000 cheaper than mine. When mine was valued the valuer spoke to me and said that in situations like this with the road being narrow you could expect to add on about £4,000 to £5,000 to the value of the house in this area if it had off road parking. I think it probably depends on the buyer as to how much value it adds to the house. To someone with an old banger that they don't care about, who loves gardening, I can imagine it wouldn't add anything. To a couple with 2 nice cars, I can imagine it'd more than pay for itself in terms of added value. When adding a drive, not only are you allowing for the parking space in your front garden, but also reserving another space directly in front of your house (across the entry to the drive).
