I've bought a house! The sale completed today and I get to pick up the keys on Saturday. So I'll be joining the SW Surfers and terrorizing the good citizenry of Wiltshire with my London riding 'manners'.

OK to continue the House buying questions....

Lease Renewal....

Buying a property that needs one & Vendors have got a price from the freeholder for.....

Would you need to get the Vendors to renew or is it possible for you to agree with the freeholder to renew on purchase.completion/whatever without going through the 2 year wait & number crunching again?

Answer is to get the current owner (I assume it's a flat and that the current owners have owned for more than 2 years) to serve a section 42 notice and then assign the benefit of the notice to you. As service of the notice will bind them to taking the extension, they almost certainly won't do it till after exchange of contracts - well at least that's what I advise clients.
