So I need a garage, but I live in a terrace with difficult access to rear garden, which is postage stamp size anyway.
So my mate and me are discussing this dilemma over barley drinks and he says, "take out front window, put in patio doors... Just roll the bike in and out of the house." So give up the lounge, for a garage... Is it legal I wonder? Or would it void my house insurance? The Biggy is, do I need planning permission? |

wouldnt think you would need planning permission as you arent building anything, your just putting in a patio/french doors.
but i do beleive the home insurance would be void as they have a stipulation about keeping flammable liquids indoors such as petrol/oil. |

oh dear, your insurance for your house would be nul and void, for storing your bike in it.
I live in the middle of a terrace, with access through three gardens to get bikes into mine.....its served its purpose, as theiving scrotes give up and can;t be arsed.

You might need planning too, as you're altering the external appearance of the property.

Very possibly yes - often changing windows, especially if you need to change aperture size/shape is covered by planning regs as it may change the character and/or appearance of the building. Check with local council building control dept.
I assume you will be needing to knock out wall below the existing window?

Agree there's unlikely to be a problem getting it but OP will still need to apply for it, with all the associated cost, hassle etc.

As your creating an access yes planning permission is required as your 'altering the appearance of the streetscape' and be £300 lighter for the pleasure as a lot of hoops needs to be gone through
and your insurance is void (as already said) as the sorting of fuel in a built on garage can be iffy at the best of times. I'd suggest DB's method as no scroat will go through a shed load of gardens unless trying to hide from the police
