Default Legal / contract advice please - rented property

Hi all. Not for me, but for a friend in a rented houseshare...

She says:

Basically, I've been on a rolling contract and they now want me to sign with the rest of the house on a new agreement - 3 people have advised me not to sign without a lawyer checking it out.

As I've been a tenant here so long I have loads of rights apparently, which I'd just sign away. Not that I want to live here for that much longer anyway!

Can anyone recommend a lawyer that deals with housing contract issues - I need to sort it by Monday!


Can any of you lovely people help / recommend someone who can look at the contract for her?

but he has retired now..

try the RLA there is a forum on there.. RESIDENT LANDLORDS ASSOCIATION

re reading - is it a brand new contract then?

surely she /he would transfer.. like under TUPE in a work scenario and ergo keep any loyalty/history for legal purposes

i used to be a property manager so could look through it if you want, im no lawyer tho and only know what i needed to know to do my job!
If she refuses to sign they can still issue a Sect 21 i believe which gives her 1 months notice to vacate!!

Citizens advice bureau will read and advise on it, they saved friends from being stitched up by a new landlord contract. As a landlord, I can tell you tennants have huge rights. From serving sec 21 to the last non payer (theoretically 1 months notice) it took a further six months to get them out (whilst still paying no rent). That's nothng to do with your friend but just saying to not just sign it without advice, complicated stuff.

Section 21 is two months notice..

cant help with the legal side but thought i'd just point out its 2 months on that sect 21 thingy

Hi

Fisrtly tell her not to waste her money on a lawyer, there is a charity called shelter that will offer her all the advice she will need an it usually comes for free.

i work in the housing sector, and these guys are good. some links below to their website. including one that offers a telephone number to a helpline

at the end of the day you may need a lawyer, but these guys will give you the right advice
