Default Estate agents

Am selling a property for a client. Sale price is ?420K. My fees will be ?575 + VAT. Agent's fee is ?3,700 + VAT. They produced the sales particulars, put the property in the paper twice and sent one viewer round, the bloke who's buying.

Me, I prepared the sale papers and I take all the risk.

Go figure

They do charge an arm and a leg for what seems like very little work. Even if the house is for sale for loads longer than that, a tiny ad in the paper every couple of weeks can't cost that much. As for HIPS, don't get me started!

You know the answes then Ed......Provide both the solicitor and estate agent service.......has your office got a nice big shop front to display in and a decent location?

I'm sure your wife wont mind having a nosey and showing people around others people property not if my girlfriends anything to go by.

Sadly not. If I did do estate agency, I'd never get any work from the agents in town.

Curious one this, I remember the days when legal fees were typically 1% as well; competition has put an end to that long ago but estate agents still seem to aim for (and somehow get) that 1%.
