Even those generally on the side of tenants would back you on this one, such as this example from Shelter's web-site " For example, if the carpet gets a bit worn out, it's wear and tear, but if you burn a hole in it, it's damage." Substitute the stain for the burn....Reference here
Tenant is liable for a replacement carpet of similar quality, less a deduction for fair wear and tear. |

Will the stain come out with a Rug Doctor? If so, it's cheaper to clean than to pay the penalty.
