Re: So I've got a bit of a leak in my garage roof... but there's no hole or crack?
Looks to be a fibre cement sheet.
I dread asbestos. On my last site there was a lot of it insulating pipes etc. Just where we need to run data cables. I would always report it and get the usual, It will be safe so long as you do not disturb it. Err but what about all the 60 year old dust in here etc. So if I ever develop Mesothelioma I will need to sue my employers having exposed me on a site that was knocked down 10 years ago. You can bet there will be no records that I ever reported exposure etc. any witnesses will be long gone and the company/insurance etc will be down the tube years ago as well |
Re: So I've got a bit of a leak in my garage roof... but there's no hole or crack?
Paul, had the same problem with mine up to a month ago, had a look on the outside and found some leaves and moss restricting the gutter and downpipe which meant that in heavy rain, the water started to stack up where the corrugated sheets join and then crept in under the joins.
I removed the insulation on the inside and sealed the corrugated joins, removed the offending carp from the outside and its fine now. Check also where the retaining bolts come down through the sheets, mines had 2 leaks around 2 of the bolts, I undid the nuts then packed them with rubber washers and some of the roof sealer mentioned above. Its all water tight and roasty toasty now so ma babies are fine and comfy :p |

Is this similar to the black rubber type paint?

wow kwak! that looks bang tidy. I'll try the super sludge glue stuff everyone else has recommended first then see if I can afford that fancy stuff :D no problems with it flapping about at all then?

Re: So I've got a bit of a leak in my garage roof... but there's no hole or crack?
1) Are you sure it is not condensation? Particularily bad at this time of year.
2) Best bet is to bite the bullet and replace it with steel cladding, preferably the insulated kind. Jacksons at York sell it and do seconds. 3) I am doing mine with galvanised corragated sheeting and insulating the underneath with Kingspan/polystyrene. 4) Check at your local tip if you can dispose of the old roofing at the tip. I think it could be classed as asbestos waste because it used to be asbestos cement. I will make some enquires at work. We are having some artex ceilings removed and that is classed as asbestos waste! |

Sort those back windows out too, they don't look like the most secure.

Re: So I've got a bit of a leak in my garage roof... but there's no hole or crack?
gonna cover the windows in leather cloth for the time being. The bikes going to be ground anchored facing towards the back of the garage so it will need to be backed out with the steering lock snapped off and chain removed... The front door is electric roller shutter kind, so i'll kill the power to the garage in the fuse box once I've got all my bits in there.
Any tips for making the rear windows more difficult to get through if they're smashed up... all well and good not being able to see through them but I doubt itll make any difference to my tools if someone goes through with a smash n grab |
