Default Do I need planning permission to pitch my garage roof?

My brick garage is about 35 years old. It was in place when I bought the house 26 years ago, but had a leaking flat roof.

At that time I added 3 course of brick on one side, reroofed with corrugated steel sheets and it has just lasted.

But as my Gazebo behind is tiled, the steel roof looks out of place, and condenses in winter.

So if I was to pitch it and tile in matching tiles to the gazebo, do I need permission. It is a detached brick garage about 15ft from my house and that of the next door neighbour.

I doubt if the neighbour would complain

you are proposing to raise the roof height (at least on one side) to make it pitched, so I'd expect you will need PP, but I don't know this. It may be possible that this would be within your 'extension rights' which allow you to extend by up to 15% within some parameters.

TBH Tim, you are best off phoning the planning office and discussing it. I have always found planning officers helpful and approachable, they will give you advice without prejudice.

Agreed. Just dont give them your correct address in case they tell you something you dont wanna hear and feel like doing the work anyway

I had to look into this stuff my self when building heaven (see photos) but it'l be dependent on your council Id have thought. Which council do you live in? The rules changed in Oct 2008 tobecome very very slack regarding outbuildings as their known.

For me it was I didnt planning permission provided!:
The building was not connected to the house,
It wasnt built over any existing Drainage,
It didnt increase the footprint of any existing 2 story outbuildings,
It didnt create a 2nd story on an existing single story outbuilding,
If the building was within 2m of the boundary of a naighbour then the total height was not allowed to exceed 2.5m for a flat roof,
For a pitched roof the underside of the eves was not allowed to be any higher then 2m,
If the erection is going to be within 3m of your or a naighboring house then it must have the same restrictions as above.

TBH if you dont go any higher than 2.5m you'll be fine. Thats what I've done with heaven once finished it'll be 2.35m above ground level to its highest point and tbh its 2.7x4m in size didnt need planning permission

Technically in Kirklees (where I live) your perfectly allowed to build a tower to the clouds in your back garden as long as it doesnt have a 2nd floor and it doesnt exist within 3m of either your house or the garden edge. Weird eh?

So in Kirklees you could build a 100ft tower with just a first floor at the top, the rest is a entrance and some stairs. Nice.

If its more than two metres away from the boundary with your neighbours a double pitched roof can be up to four metres measured from the highest ground around the garage.


If it is anything upto two metres from the boundary then the max height is 2.5m

Their ground level, is about 6 ft below my ground level. They have a nice big wall on their side and a small wall on mine

That would mean that the height of the pitch would then have to be less than 2.5m measured from the highest ground around the garage on your side of the wall.

For example, if the ground sloped away in your garden so that it is 2.4 metres at the back of the garage and 3m at the front then that would be fine.

+1 its your side that matters mate.

that tower thing would work if it were a clock tower with no elevated floor a floor would make it be classed as upstairs/2nd floor. but yeah in theory nothing to stop you putting a big brick work tower to the clouds in your garden as long as your far enough from the house and boundary and it doesnt have the 2nd floor lol.
Am sure something will stop you but not relating to the above it doesnt.
