+1 on the renting through an agency. I know there is more paperwork but we have protection if things go wrong etc. Also.....on the price, one way you can get them down is by offering long term contracts. A lot will prefer a guranteed price for a longer period at a lower rate than risking it. Especially with property prices due to decrease.

We rent through an agency. Was really simple and if anything goes wrong they fix within 24 hours. It is very competitive though. Our house we saw at 6pm and were outside the office next day at 8.30 with paperwork in hand or we would have lost it as were 6 peeps seeing it that night.

Always try and negotiate - I got ?70 per month off of my rent. Costs nothing to ask!

Be sure to prepare a schedule of condition with photos and send a copy to the agency. So if at the end of the lease the landlord tries to sting you for a new carpet you can say 'it was marked already'.

cheers all some very good information there

we will be looking for a long contract, and not looking to stay in bromley so we are open to where to go, only problem is i need to travel back into london,
