I think I will just have to pay someone to do it because they will dispose of the branches. The problem is that there is nowhere to dump the branches, what isn't very clear from my picture is that to access their back gardens the neighbours have to walk between the tree and my fence. I suspect the owners of the 1 meter square of land would deny all knowledge. In summer the tree used to completely block the light from the streetlight at night, but now the council don't bother lighting our paths and alleyways at night anyway, so you just have to stumble around in the dark along there treading in all the dog poo.

For those interested in the period - adverse possession used to be 12 years but is now 10 years as set out by Schedule 6 of the Land Registration Act 2002 - although note this is for registered land.

You do have to make an attempt to exclude the world at large, and so you'd have to do something like put up a fence around the land to try and make it yours.

If the council cannot ascertain ownership, then simply inform them that the tree will be cut down and environmentally disposed of, if they wish to object to do so within 14days- the ball is in their court. Trees at the end of my land, owned by Tesco had broken and strewn themselves over several gardens. I simply cut the branches into manageable pieces and lobbed them back. Tesco have since cleared the 'rubble' they found in their delivery lane, paying for someone to clear the mess.

I would go with finding a log burner house owner to assist, tey will usually have the tools to do the job!!

Bang some copper nails (knock below the surface) into it and it'll be dead pretty soon, problem over.

As I said at the start, I don't want it killed off, it's just it's got so big that it now blocks out too much light and come autumn it dumps 6 inches of leaves into the garden. It's more a question of who pays to have it cut back.

Pretty sure the answer is "the one who wants it cut", I don't think the owner has any obligation to cut it for you but could be wrong.

£500 seems very steep for that.

I think it's expensive because all the branches would have to cut them moved quite a long way down the footpath to reach the road which would take extra time. I need to talk to the neighbors as the tree overhangs 4 gardens.

Problem is with someting like a sycamore if you just pollard it you will have the same problems in about 5 years time, they regrow like you wouldn't believe.

Cut the bugger down altogether and if you have to replace it with a slower growing tree.
