Sealed system with gravity fed header tank? Hmmm there will be plenty of sucking through teeth and shaking of head when a plumber does pop around. You can read that as he is gonna suggest you replace fully and go with a combi. Not that it might suit your needs better, but it would be a better earner for him than sorting a minor problem. Watch em fella.

the large tank is for your cold water feed the smaller one is for your heating! the water is brown because of the adative in it fernox it stops your system clogging up the ball valve is probably on it's way out! A quick fix if the arm on the ball valve is metal then bend it down a bit so the tank doesn't fill up to the overflow! Or buy a new ball valve there not dear and not too hard to fit!

If it is just for your heating then yes! it's in your loft so gravity helps to feed the system! If your heating is working ok then the saying goes if it an't brocke don't fix it! But on a serious note get it serviced regulaly.

After 15 years, I doubt it's additive that's making the water brown. Call a plumber out and ask for a quote, you might have to pay him a fee, but after he's gone call another one and ask for a price from him.

Erm no it shouldn't be hot. If the hot water is coming into the feed and expansion cistern in the loft via the float valve then there is some thing wrong there if it is coming in through a different pipe then that is the expansion pipe and it means that the boiler isn't shutting off when it should and is pumping the hot water up your vent pipe. If your boiler hasn't been serviced in about 15 years then i would say get it changed. Bare in mind that if you want to fit a new boiler to your old heating system they will have to powerflush the whole lot (needs to be done otherwise boiler warranty is invalidated) and any weak points in the system will show up then like rusty radiators, worn rad valves etc as they will then leak. If you want to know more pm me DD
