The daughter has had enough of the Preston/Leeds commute and looking to a house share. We have had a look at a place off Kirkstall road which seems clean/decent enough. However what is the area like. Haddon Road, off Kirkstall road, across from the Vue cinema

My sister-in-law has lived in that area for the last 10 years or so. She really liked it, and only moved to another area (Armley) after she got married last summer and couldn't afford the rent for their own place.

Depends what you're used to I supose, its like any city living in that your in the higher priced houses so it prices out the "riff-raff" but it does mean you're also surrounded by student houses. Great for drinking, not so great for relaxing. Visiting now it will seem quite quiet as most students have left for summer, but come back in August/September and its quite busy round there. I will say I can think of much much worse places in leeds to live.
Places 10mins drive from the city I could suggest would be whitkirk, colton, holton If you look on google, the areas adjacent to the city which would appear north east are generally nicer. Avoid Beeston Wortley region - its not very nice in parts of there. |

Leeds is a typical big city, even if you live in a better area the scroats still come and rob you. Just get good contents insurance and keep your doors locked.

Driech place with sh!t weather and loads of scroats! City Centre is OK, but that's it. A bit like Glasgow really.

Lived in an around that area for few years- I would commute. If you do move just expect to be burgled regularly and have your car/bike stolen or damaged very frequently. There are much worse parts of Leeds though.

I would look at the stations out of Leeds and live there - i live 20 mins away by train - nice area but very pricey to rent. Depends what price they are wanting to pay for rental and what they are wanting for there money etc.
Personally I have only driven down kirkstall road - to the Vue cinema, but wouldn't wanna live there.. but depends if you have kids, what you want out of your area (night life or quiet life etc ) But there are worse places in Leeds as has been said like Beeston, Chapel Allerton, Belle Isle.. etc Tell them to get the best they can afford! |

Before I moved out of Leeds, I lived in the Kirkstall/Burley area.
If your daughter likes the student buzz, then it's a great area for it. Very convenient for local amenities. Easy enough to commute into town. However, I did have my brand new car keyed and all four tyres slashed the first day I parked it outside my flat and my CG125 was stolen and found burnt a few streets away. But I suppose this can happen anywhere. |

Well the house she is looking at is definitely not "Student" currently there is a PHD student in there but he leaves next week. the 3 others there are "Professional" and use the house Monday-Friday.
She wants to be within walking/bus of the city centre and be able to leave her car outside. The house is alarmed, (Both smoke and burglar) heavy dual locks on front/back doors. Each room has a substantial fire rated door again with heavy lock. Whilst there is a risk of being burgled anywhere, it looks as if there are reasonable preventions. Security of her car could be an issue. Her friends have suggest giving it up. but this them makes the weekend return difficult. When we looked it seemed very quiet. Maybe this is due to the non weekend residents and parking is a problem during the week.
