Well, what can I say....

I am at a loss for words, after 4 months of waiting for the courts to do their thing and numerous payouts and finally a baliff, and no rent from the woman...

My house in Walton on Thames was destroyed by this dirty, filthy, disgusting woman...Dorothy Hinchliffe and her black labrador....

I can't belive how someone can have no pride whatsoever.

I have to foot the bill to clean the place, repair thousands of Pounds worth of damage and she walks away from it all without lifting a finger and also not having paid me rent for over 4 months.

Just wonder how the law works, protecting people like her and making honest, hard working people like myself suffer.

I used to live in that house and it was beautiful...I spent a lot of money doing it up and am still waiting for the photos of the living room and the brand new kitchen I had put in....:smt022

Bloody Hell, Jen.

That's terrible. Surely there is some way you can bring a suit against this woman for the damage, even if you have to make it a civil action?

I know, I know I am gonna have to gut the place gonna cost me a damn fortune *cry!
I cant believe it either but yes she lived there right up till the baliff kicked her out on the 22nd August.
She wrecked my boiler too so she hasnt had any central heating or hot water for months either, I am dreading the pics of the living room and the kitchen..
I like to keep things neat and tidy so this is like a nightmare for me.

Cant bring a lawsuit against her as she has buggered off into the smoke. I will spend a lot on a lawyer and get nothing thats what they told me anyway, I reported her to the police for criminal damage so hopefully they can track her down.
But other than that I am trying to get Natwest to give me more money on the mortgage or I will have to sell my bike and some other stuff of mine to raise the cash to repair it all.

My god, thats awfull! I feel really bad for you, thats really disgusting. How long was the tenant in the house? At the flat I rented form the university, every term we had someone from the uni come round and inspect the property (part of the contract) to make sure it was in good condition. Perhaps you can try this if you continue to rent? Then if someone else treats the property bad you can tell them to clean up, or clean out (make it a contract clause).

Good luck with the clean up. How could have the tenant lived in that filth anyway?

She lived there for a year, she was supposed to move out in May 07 but was a difficult woman and unfortunately you have to get consent to inspect the property which she denied on every occasion, she refused to move, refused to pay, refused to let anyone in, including the corgi registered chap to do my landlords gas safety certificate.

I tried everything but she wouldnt speak to me on the phone, she said that she would report me for harassment if I contacted her and she basically just didnt leave the place
She was a nightmare, she breached every clause in the contract, squatters have rights too you see, even if they arent paying the landlord.
She had loads of dosh in her bank when the letting agency did the checks on her but then she tried to get benefits and then the housing dept was paying her but she wasnt paying me. I asked them to pay me directly so they agreed but then investigated her and found that she wasnt entitled so I didnt get my money.

I dont know how anyone can live like that, I am so gonna be yakking when I have to go and clean it up.
Normal tenants would have to pay for professional cleaners to go and sort it but since she has gone and the deposit was long ago used for rent arrears, not to mention all the damage cost, plus she has left a lot of cr*p in the house which I will have to pay to have removed....I cant afford to have em in and she certainly wont pay up.

it needs a good clean, and probally a bit of decorating,

the same happened to a freind, but they smashed most the windows & punched all the walls & doors throug (amougst other things)

Mind you, a mate of mine had his house stripped bare by tenants; they stripped his central heating system out, his gas fire, boiler, radiators, all his internal doors, bathroom suite, kitchen & the day they left they even nicked his UPVC Windows & doors :!:

I think his house insurance (or an insurance policy he took out with the letting agent paid for the repairs???) Needless to say, he never let his house out again, I think he flogged it in the end as he just couldn't face going back to it :!:

I hope they catch the cow for you :!:

WOW. That is totoally amazing. You see things like that on How Clean Is Your house, but you never really believe it.
Jen I feel for you I really do. If I was in the UK, Paws, I'd be up for a helping trip.
Totally shocking how the filthy woman lived like that. Didn't the neighbours make any complaints or anything.
Maybe you could trace the woman through her license plate. Surely if she had a car the neighbours might remember the cars plates etc...

Just saw this, thats ****ing awful, can't believe it. I would say round up some mates or biker people and evict her yourself but of course the law would be on her side on that one.

As Tara mentioned we can help im sure, ive got a compressor and pressure washer at disposble amongst other bits if any of that helps.

Another here who's a dab hand at DIY, plumbing, painting etc. I've also got a small trailer if there's stuff that needs carting to a local tip.

I can only imagine how heartbreaking it is to see a house you've worked hard on be turned to such a state by someone else. Just Pm me if/when you need a hand.

I am so choked up over the number of people (who I dont even know) who pm'd and replied to this thread offering to help.

I cannot express how this has touched me, I was reduced to tears reading all the kind words and offers of help and encouragement.

Thank you all, its hard to explain how much the support alone has helped me cope with this.

I am gonna try to get some time off work to sort it out, Im due some annual leave so we will see....

The house is in Colne Drive in Walton on Thames in Surrey.
The cow has lost the garage padlock key so gonna have to force entry, Im guessing that its full of her cr*p too.

Hey guys,
Thank you so much, I cant believe how wonderful everyone is....

I am waiting on her son, who is collecting the rest of her furniture from the house on Wednesday this week, the Insurance co. will be coming on Thurs to assess the damage and I will see if I can get any money from them!!! Fingers crossed.

I am still waiting to hear from Natwest who I have the mortgage with to find out if I can borrow some more from them.

I am going to ask work for some time off...Hopefully it will be beginning of September time. I will let you all know as soon as my annual leave is approved (if they will do it).

It will be wonderful to meet you all and I once again must say thank you for your kind support.

Powelly, I am really hoping to get some insurance or extra mortgage, so any donations should really go to this site to be honest, as the people on here are wonderful and it would be awful if it wasnt here anymore.

Otherwise try to make it down sometime, even if the place is sorted by then and we can have an SV BBQ day there and a little get-together or alternatively if Midlands lot find it hard to get down there, then we can have one in Northants.

SOME MORE DELIGHTFUL PICS!!! The reason why the overflow pipe has been pouring down the side of the house for months is because she left it on Boost which blew up the pressure gauge and caused it to overflow down into the window....

Still no dates? I know you want to take holiday, but for most of us I assume it's weekends, So will you be there 1/9/07? Bleach & paint should go a long way to getting it looking a lot better. Obviously windows & Central heating are harder.

I don't know how they get away with it.. i have to have an inspection from the letting agency every 3 months and they go completely overboard sometimes on silly little things...

I didn't think she could refuse entry though, I'm always told if I break an arranged visit they can enter when they see fit with a weeks notice.. but I guess if it comes down to her not paying and declaring as a squatter then the law changes...

this country's laws really need sorting out.. I'm surprised you didn't just drag her out kicking and screaming and blow the consequences, I know I would if it was my house and someone decided to squat in it

I have taken today and tomorrow off, Natwest were contacted and shouted at, they dont know if they will be able to lend me the money.....

Insurance man went round today, apparently didnt stay in there long...wonder why??

I am going to try and sort some leave out but will be down there tomorrow, I think I am off this weekend so might make a start then.

I couldnt drag her out or go in and inspect as she was claiming that she would report me to the police for harassment and have me arrested. Every written notice to inspect the property was declined by her, I took legal advice and was warned not to go in.

Her rubbish is supposedly being moved tomorrow by her son, who hasnt left a contact number or let us know a time...strange....
Even still the baliff told me that she has rights, I cant touch her stuff for 10 days from her moving out, although I think I am going to lose the plot and throw it all out into the street if he doesnt show up tomorrow.

I've just had a thought - with all this offer to help, is sv650.org THE nicest forum on the planet? It does seem to be a sort of phenomena - everyone seems to help everyone on here, even though very few know each other personally.

Its the most un-british thing....normally, everyone suspects everyone and keeps themselves to themselves. I dont know any of my neighbours, bar the family next door.

Thats what I would do - its not your responsibility, shadow, all their tat. Just stick it there and let the person know its there, and if it hasnt gone in a few days dump it

Hope the house can get back in order. How big is it? If you get it all back in good condition (which im certain you will), and keep it, you could sell up in a year or two?

I might even be looking to buy a place with Maria (miss alpinstarhero) around that time :D

Hi there all....

Spent the morning gagging and blubbering into DirtyDogs leathers....the place is foul...!

Plus if have seen the pics and you think the toilet is bad, you should see the oven.......urgh photos to follow!

Her son didnt bother to turn up and I have a feeling that they may break into the place to get the stuff sometime, I wouldnt put it past them at all.

I am gonna be there this weekend trying to get the worst of it cleaned up :smt088

Yeah fingers crossed about being able to do a BBQ I will just find out who is interested in having one and I will try to organise some bits, if not then we could always have a massive completion party for everyone who has helped so that I can treat them all to some nice grub and drinks.

About renting out to a nice young couple, I guess if its someone off this site or someone reccomended to me it will be different but I had probs with the Polish lad and his Japanese girlfriend who were my tenants before this, but obviously not on this scale, they left loads of dirt and rubbish in the house and garden and didnt pay their bills which I paid cos I didnt want the house to be blacklisted (not a renting incentive).

But if someone is interested then Im open to offers I guess.

By the way, did I mention that you lot are all wonderful....
I still cant get over the kindness and support I have been shown.

Dirtydog is going to start work on the bathroom this weekend and Tris (Paws's chap) is going to bring a van on Sunday so that we can take all the kerrraaap to the tip.

Its going to mostly be getting everything out the way so that we can get to the floor (which is most likely going to have to be ripped up) and get all the rubbish out so that its empty enough to start cleaning and painting.

I've got wedding stuff to do - dress fitting in the morning and hen night goodies in the afternoon - but if that gets cancelled which is likely i will be there without a doubt

She called me today and demanded I go back to London to let her son in to take her stuff, she is not right in the head she was talking such crap.

I told her that I have informed the police and she is worried now.

I might tell her to come and collect her stuff tomorrow (when there are some burly bikers there)

Wait, i have stayed out of this thread till now but from what i do remember she owes you money for rent and damages right?
Figure out how much that all is and offer to seel her tat back to her for that amount or throw it all away and send her the bill for its disposal.

Actualy, a video would be a brilliant thing, its better evidence than lots of photo's, you can get more stuff in a video and its easier for poeple to take in all the images
