Default Just been Screwed By Letting agency

Not for a world ending amount,

i Left the house early subject to an early release fee and them finding someone else to rent the house (otherwise i wouldn't leave because i would have to pay 2 months rent without being there)
Advised we would be leaving the weekend before the 18th October, and the keys would be back with them by the 17th just prior to the end of our month rent.

Got a call on the 11th to say they had found someone to rent and so would we pleas vacate as the property was advertised from the 22nd of october..

So duly we packed left cleaned and sparkled the house to ensure maximum bond back.

We got the cheque today minus the £150 early release minus £130 for rent from the 18th to tthe 27th as the person didn't move in untill the 27th!!!

so explain, how can they do this, apparently the contract states that i am liable for rent untill someone move sinto the property, however, they advertised the property as available from 22nd, how can it be available if they are going to charge me rent for it?? surly i was therefore entitled to still be in the property despite the fact i had handed the keys back.....??

this isnt the first time they have screwed us over, i have letter blackmailing us to pay up for a new lock that they replaced!!!!

I have contacted the Approved letting agency scheme that they belong to and have registered a complaint.

if its my fault for not reading the small small print then ****... but i really do feel screwed over here... its £130 that i dont have to let them take... they didnt contact me to say that the house wasnt being moved into untill then, so how could i know???

robbing gits...

I might go and have a head to head with them tomorrow, screw writing letters as last time they didn't understand that BY LAW they couldn't make us pay for the lock, so they wont understand that they have been dik eds...!!

any way just needed to vent...

They try anything, honestly.

I don't know if its the right direction but what about the Citizens Advise Bureau?

My letting agency charged me 60 quid to 'clean' my fridge which I can already guarantee was already spotless and hygienically clean. So I thought maybe they do some extra special stuff, I got the number of the cleaning company they outsourced the job to and called them up and asked them how they clean fridges and if they did anything special? The lady on the phone just said that they clean it like you and I and there was nothing special done.

So in actual fact they probably 'clean' it to a lesser extent than the person I know who did clean it since she is very particular. Anyway this didn't matter, the letting agency wouldn't budge, I wonder how much money they make on this alone.

We took pictures of our last place when we moved out after they claimed the place was in a mess and had to get it cleaned. Ontop of that I found the original 'inspectors' report from when we moved in says it was a mess from the previous tenant. So they lost out as I could have left it as it was when I moved in... Photos are your friend... Make sure you take pics from every year to so that you have stuff to refure back to.

we did all that, they havnt hit us with costs for cleaning etc, its more the sheer **** take

There's a lad drinks in my local who is just getting in to the landlord game. He's a dodgy bloke so I wouldn't take all he says as truth but some of his stories must be. He's been hanging out in Luton with some more established landlords to pick up tips from them. The stuff he comes out with is horrendous, people peing promised new kitchens, stuff to be fixed etc so they pay 6 months up front and the work never gets done. Landlord only does work for tenants who are in arrears as a way of persuading them to pay up. He seems to view it as a war, assumes most tenants will screw him over so he better screw them over first.

My landlord is pretty good, though she is talking about a £120 cleaning bill when I leave.

I wrote a nice long reply for ya .... but them my computer crashed

Basicaly there may be a simple way to get your money back. Ive worked in the property industry for 15yrs and my g/f is a senior lettings neg for a very large chain so we can deffo give you some advice here.

PM me any letters you have regarding the change of leaving dates etc and maybe a cipy of your contract too as not all contracts are the same and some can be argued against if they are unfair.

I will do, but the down side is its all still in a box as i only moved 3 weeks ago,

Ill drop you a pm hopefully this week, i have loads of letters outlining all the issues, including the letter that amounts to black mail.

the biggest down side is with all the rush of moving house i never asked for a letter asking us to leave. doh...

however to set the ball rolling i did call the regulatory body the national approved letting scheme, and asked them for advice and i should be getting a call today?
