but it's cheaper than filling the bath up with hot water

Here too but hot water to a bath or shower is piped in seperately from a (usually electric) storage water heater as its cheaper to keep a reservoir of hot water at temperature than to constantly heat cold water.
Disadvantge is , its a limited supply before it turns cold.
I had to add a second water when we added new bath and laundry rooms to the house.
Newer gas water heaters claim to heat water faster than used though.

If I had a combination boiler I would have gone with a direct hot/cold feed but as is via a storage tank and I don't heat water all the time it made sense to have an electric shower for quick 5min showers in the moring

Bit of a fallacy there.

It's cheaper to keep a large tank hot than to constantly let it go cold and heat it up when you need it, assuming you need it reasonably often. Also there's the convenience factor as you'd have to wait while it heated up.

Heating water as it runs through a narrow pipe on demand only heats the water you actually use, as you are using it. Much more efficient than a tank, even given the fact that electricity is about 3 times more expensive than gas over here.

In fact combi boilers work on a similar principle here as well - only with gas. Heated as you need it. There's no tank. It's done for efficiency as it's expensive over here and it keeps the greenies happy.

Instant electric shower is just reliant on the mains water pressure.
Round hear it's pants so that's why we have a power shower.

Heorot

We installed Solar panels on the roof and we get paid for 50% of what we generate. We usually use all we generate during the day running our computers, However, for when are not using it, we bought a device attached to our hot water tank that detect electricity going from the roof the the grid and uses it to heat the water in the hot water tank.

We reckon that we will recover our outlay just from the payments in under 5 years and thats not counting our reduced electricity bills.

Not allowed to pump direct off the mains. Power showers are great if you have a water tank though.

It's not that difficult to do.
It's just a separate dedicated cold freed from the storage tank that is in the loft that supplies the hot tank.
I did fit another tank in parallel to give me another 50 lts.
The biggest ach was fitting the flange in the hot water tank.

Do police ever pull people for doing too far under the stated speed limit, is just as dangerous as excessive speed.

They can indeed. Mate's Dad was done for doing about 40 on a free-flowing stretch of motorway.

Gets transmission slack so isn't the same as a brake. Also causes wear shifting in and out. Spose you could stick it in neutral and use the handbrake but who's gonna do that? They're supposed to be easier. And no one is taught to do that.

When you're on a busy motorway in the rain, with lunatics cutting in and out of lanes and diving for exits at the last second, you already have too much going on to be able to work out if it's a brake light or illegally used fog light crossing your path. They are a distraction and certainly very annoying. Plus some of them are the same intensity as a lighthouse.

That's the bus to the station. I then had the train afterwards, which was delayed by 40 minutes. Got to work late again.

On Wednesday we were also delayed. They'd thought up a new excuse...

'Ladies and gentleman, we would like to apologise for the delay to this service, this is being caused by us having to run the train slowly as we enter a built up area'

Er, yes I think that 'built up area' is called LONDON, it's where the train goes every day, it's been built for a while, so what's different about today? Was the driver taken by surprise at it being there?!

I despair, I really do.

We are supposed to be on automatic delivery with the fuel oil company and yet once again we have run out of fuel oil which fires the furnace.
This happens at least once a year although it should not as that is the purpose of being on automatic delivery so you never run out.
To make matters worse this time its on Friday night so will be Monday before we can get more.

And the icing on the cake...
This is the same company that supplies petrol to my service station and I am by far their biggest customer and they still let me run out. Every year. Grrrrrrrr

We do have a paraffin heater that we use for emergencies in the winter but it only heats part of the house. The bedrooms are going to be quite chilly in a few hours.

I haven't been to a big fireworks display for a few years so CMSD2 Chris from here got us tickets for Battersea Park tonight.

30 minutes of fantastic fireworks, despite the rain.

But all around us were idiots trying to photograph or record it on their mobiles.

Why?

The footage will be rubbish, the sound poor, who is ever going to watch it and while they are faffing about with their phones they are missing the sheer spectacle of the display.

It's the same at gigs, sporting events, even school sports day.

Not even sure that's legal. Most credit card companies changed their T&Cs a while back to ensure that you paid off the highest interest debt first. If I'd been caught in the trap you describe I'd certainly be thinking of referring it to the ombudsman.

I thought the house smelt of animals (no pets clause). They denied it. Then some post came through for them including one from PetStore saying "Regarding your pet"... They admitted having a tortoise and father in law bringing a dog around sometimes.
They then say that they should get all their deposit back because they'd not signed a tenancy agreement. The agency we'd started the lease through got bought, the new new owners said yes, they had not asked tenants to sign lease.

I'm sure it'll all get sorted and hopefully won't be too out of pocket but man, what's the point of having a management company if they don't manage!

That's crap, although I remember watching a Tv Prog about landlords & rental properties, and they way the tennants treat the properties, so I'm not suprised you've had these issues. I hope it gets sorted out soon

Does go both ways. We rented a place for 3 years and looked after it as if it was our own. It was cleaner and nicer by far when we left it than when we moved in.

The landlord still tried to keep £1200 of our deposit. The DPS pushed that down to £400 based on what evidence could be provided but even that wasn't really fair.

This is despite any issues we had taking months to be fixed during our tenancy. Things like the fridge breaking in the middle of summer.

I'm a landlord myself and I never treat my tenants this way. The last time a washing machine broke it was replaced within 2 days. This tenant has young children.

People just see dollar signs in their eyes and try it on, rather than trying to be decent human beings.

Yes, being a decent human being seems to have gone out of fashion these days

All the reasons why I WON'T rent out my house, even though I'm having trouble selling and it seems so appealing to those who mention it as a solution. I couldn't do with the upset if a tenancy wasn't a good one.

I have pets, my house is spotless. However, not everyone is as OCD about their house not stinking of animals. I wouldn't rent my house out to pet owners, even though I have them myself.

Wrong attitude. If you sold it the house wouldn't be yours anymore. You've got to arrive at the same mental position if you let it out to be rented, ie it's no longer where you live. It's now a financial investment not a home. To you, anyway. Obviously it'll be someone's home.

Difficult change though, admittedly.

Precisely the point, I don't want the house anymore. I won't be returning to it once I've left!
I don't want to be responsible for others living in something I own. Sure, wear and tear is fine and to be expected, but I've seen some private tenant nightmares from both friends who have rented out their houses, and also the private rents on the street which have been gutted when a bad tenant moves out. Don't want to be spending my money on somebody elses bad habits. Not willing to take the risks.
